At a Public Hearing scheduled for Monday, June 22, 2026, Council will consider public input into Zoning Amendment (Density Bonus) Bylaw 1305, 2026, which seeks to remove section 4.4 Density Bonus for Special Needs Housing to comply with Bill 16 – Housing Statutes Amendment Act, 2024 by the June 30, 2026 deadline.
Bill 16 modernizes and regulates how a municipality or regional district may use density bonus bylaws. The new main requirements regarding density bonus are a financial feasibility analysis, consultation with affected persons, affordable and special needs conditions, options for cash-in-lieu, and annual reporting.
The District will be undertaking a Zoning Bylaw review in the coming months but not in time to comply with the deadline. The Density Bonus section will be revisited and revised during this review process.
Pursuant to section 464(1) of the Local Government Act, the holding of a Public Hearing on the proposed amending bylaw is required.
Proposed Zoning Amendment (Density Bonus) Bylaw 1305, 2026 is available for public inspection at the District of Vanderhoof Office located at 160 Connaught Street from Monday to Friday, 8:30 am to 4:30 pm, except statutory holidays, or by requesting a copy via email to corporate@vanderhoof.ca. The report and bylaw will also be available in the June 22, 2026, Public Hearing agenda package, which will be posted by Thursday, June 18, 2026 at vanderhoof.civicweb.net/filepro/documents/86148/.
