The following is a notice of application for a zoning amendment and the waiver of a Public Hearing.
At the January 27, 2025 Regular Council Meeting, Council will consider first, second and third readings of Zoning Amendment (2824 Burrard Avenue) Bylaw 1278, 2025, which seeks to amend section 8.4 (f) 2. of Zoning Bylaw 1230, 2020. This site-specific text amendment would increase the permitted density from 75 units per gross hectare to 91 units per gross hectare.
The proposed zoning amendment is consistent with the Official Community Plan (OCP) and is not within the Agricultural Land Reserve. The OCP designation for the property is Residential.
Section 464(3) of the Local Government Act states a local government must not hold a public hearing if a proposed zoning bylaw is consistent with the official community plan (OCP) in effect for the area, although notice of waiver of the Public Hearing must be provided prior to first reading of the bylaw.
Proposed Zoning Amendment (2824 Burrard Avenue) Bylaw 1278, 2025 is available for public inspection at the District of Vanderhoof Office located at 160 Connaught Street Monday to Friday, 8:30 am to 4:30 pm except statutory holidays, or by requesting a copy via email to corporate@district.vanderhoof.ca.
